Asphalt shingles seal themselves with a heat activated adhesive strip, and that strip stops bonding once Brooklyn nights hold under 40 degrees, which usually happens in the first half of November. MLM Construction Group books the last fully self sealing installs of the year through early November at (516) 713-9199.
Every asphalt shingle has a strip of adhesive across its face. When the roof warms in the sun, that strip softens and glues the shingle above it down, and the whole roof becomes one bonded surface instead of a stack of loose tabs held by nails. That bond is what resists wind uplift. It is the difference between a roof that shrugs off a 60 mph gust and a roof that peels.
The strip needs heat. Manufacturers generally want ambient temperatures above 40 degrees during installation, and the strip wants real sun on the surface to fully set. In Brooklyn that combination is reliable through October and gets unreliable fast after the first week of November. By December a north facing slope may not see the surface temperature it needs until March.
So there is a genuine date on the calendar, and it is not the first freeze. It is the point where daytime highs stop warming the shingle face enough to seal before the next cold night undoes it. In practice, for Brooklyn, that is the first half of November.
| Window | What is still possible | What it costs you |
|---|---|---|
| Now through early November | Full shingle replacement that self seals normally. Any flat roof system. Any material and color. | Standard pricing. No cold weather surcharge. |
| Mid November to early December | Shingle replacement with hand sealing. Heat welded TPO. Most repairs. | Add $400 to $1,200 for hand sealing. Narrower material choice. |
| December through February | Hand sealed installs on mild days, heat welded flat roofs, emergency repair, temporary dry in. | Weather delays are normal. Schedule slips happen. |
| March onward | Everything, and the spring calendar fills by February. | Standard pricing, but you have carried the problem all winter. |
Three things make this tighter here than it would be in a suburb. The first is that most Brooklyn row houses have a low slope or flat main roof plus a small pitched section, so a single job often involves two systems with two different temperature constraints. If the flat section needs adhered EPDM and the pitched section needs shingles, both have to be warm enough on the same day.
The second is access. Material has to be hoisted or carried, and a cold wet morning on a parapet roof three floors up is not the same working condition it is in a driveway. Crews slow down, and a two day job becomes three.
The third is that attached houses leave you no margin. Water that gets in through an unsealed course does not just affect your top floor. It travels along a shared wall, and your neighbor's ceiling is now part of the conversation.
Use these four questions in this order. They are the same ones we ask on the phone.
You have not missed everything. What you have lost is the easy version. A hand sealed install is a real roof with a real warranty when the crew actually does the hand sealing, and we document that step with photos because it is the one a homeowner can never verify from the ground. Heat welded TPO on a flat roof is barely affected by cold at all. Emergency repair and flashing work continue all winter.
What we will not do is tear off a full roof on a day when snow is forecast, or install an adhered system below its minimum application temperature and call it done. If that is what the weather gives us, we dry the roof in properly and finish it in spring at the price we quoted you.
We inspect for free, we put the condition in writing with photos, and we tell you honestly which of the four categories above you are in. Call (516) 713-9199, or read more about roof replacement, shingle roof replacement, flat roof systems and roof repair in Brooklyn.
For a shingle roof that seals itself without help, the practical cutoff in Brooklyn is the first half of November. After that, daytime highs no longer get the shingle surface warm enough for the adhesive strip to bond before the next cold night. Installation can continue into December and January, but it has to be hand sealed, which is an added labor cost and an added point of failure if it is skipped.
They sit on the roof unsealed. Each shingle is nailed down, so it will not blow off in ordinary weather, but the adhesive strip that glues each course to the one below it never activates. Until spring sun warms the roof, the courses can lift in a strong wind and driving rain can get underneath. A Brooklyn nor'easter in January is exactly the wind event that finds an unsealed roof.
Usually $400 to $1,200 on a typical Brooklyn row house roof, depending on the square footage and the pitch. The crew applies roofing cement under each shingle course by hand instead of relying on the factory strip. It is a legitimate and manufacturer accepted method in cold weather. What is not acceptable is charging summer prices, skipping it, and letting the homeowner find out in March.
More easily than a shingle roof, with limits. Heat welded TPO seams weld fine in the cold because the weld is made with a hot air gun rather than an adhesive. Adhered EPDM and self adhered modified bitumen are the problem, because their adhesives and peel and stick backings have minimum application temperatures, generally around 40 degrees. We switch the system or the attachment method rather than installing something that will not bond.
If your roof is not leaking and has a year or two left, yes, and we will tell you that. Waiting is the wrong call when the roof is already letting water in, because a leak that runs all winter rots sheathing, soaks insulation and can freeze and expand inside the assembly. A $9,000 roof in November is cheaper than a $9,000 roof plus deck replacement and interior repair in April.
Because it is the last comfortable month and homeowners can finally see the problem after the first heavy fall rain. Every Brooklyn roofer's calendar compresses into about five weeks, which means the real constraint in late October is not the weather, it is crew availability. Material lead times on anything other than a stock shingle color tighten up at the same time.
Full hand sealed shingle installs, heat welded flat roof systems, emergency leak repair, flashing replacement, and a temporary dry in that gets you safely to spring with a locked price. A dry in means we remove the failed area, install ice and water shield and a weather tight temporary surface, and complete the finished roof when temperatures allow. That is an honest option and it is often the right one.
We inspect free, photograph the condition, and tell you plainly whether your roof needs to be done now or can safely wait for spring. Brooklyn, Queens, Manhattan, the Bronx, Staten Island and Nassau County. Licensed, insured & Google Guaranteed.
