The 12 Points We Check

Flashing and penetrationsChimney, wall, skylight, vents and pipe boots. This is where most Brooklyn leaks actually start, not in the field of the roof.
Field conditionGranule loss, lifted or curled tabs, blistering, cracking, soft spots underfoot and any area that sounds hollow.
Seams and drains, flat roofsOpen seams, shrinking membrane, ponding that has not drained 48 hours after rain, and blocked or undersized drains.
Parapet and copingCracked coping, open joints, loose brick. On attached Brooklyn houses this is a frequent water path that shows up two floors below.
Gutters, fascia and downspoutsPitch, overflow marks, separated seams, rusted or rotted fascia behind them, and whether downspouts actually discharge away from the wall.

Is the roof inspection really free? +
Yes, with no deposit and no obligation. We go on the roof where it is safe, check the attic where there is access, photograph every condition we find, and give you a written list. You keep the photos and the report whether or not you hire us. We make our money on the work, not on the diagnosis.
How long does an inspection take? +
Thirty to forty five minutes for a typical Brooklyn house. Larger buildings, multiple roof levels or a hard to reach roof take longer. We schedule them in the morning where we can, because low angle afternoon light makes it harder to see surface condition accurately.
How often should a roof be inspected? +
Twice a year on a flat roof, once a year on a pitched roof, and after any storm that moved roof material or brought down branches. Spring and fall are the useful times: spring to find what winter did, fall to catch anything before it has to survive another one.
Do you inspect for an insurance claim? +
Yes, and we document it specifically for that purpose, with dated photographs and a written condition list the adjuster can work from. What we cannot do is tell you the claim will be approved. If the carrier requires a stamped engineer report we will say so rather than let you file something that gets rejected.
Can you tell me how many years my roof has left? +
We give you a realistic range, not a single number, and we explain what it depends on. A twenty year old architectural shingle roof in good condition with sound flashing is a different situation from a fifteen year old roof with three failed penetrations. Age alone is a weak predictor. Condition plus age is a good one.
What is the difference between this and a facade inspection? +
Completely different processes. A roof inspection is a condition assessment of the roof, which we do free. A facade inspection is a legally required cycle inspection of exterior walls on buildings above six stories, performed by a qualified exterior wall inspector and filed with the city. We do the repair work that comes out of those reports, but we are not the inspector who files them.
