Summer Roof Maintenance Brooklyn: 9-Point Checklist for 2026

May and June are the best two months of the year to do a full roof check in Brooklyn. The freeze-thaw damage from winter has already shown itself, hurricane season hasn't started, and rooftop temperatures are still cool enough to walk safely. Here's the 9-point summer maintenance checklist we run on every Brooklyn roof, and what each item actually costs to address.

1. Clear Every Roof Drain and Scupper

Recaulking with a polyurethane sealant (Sika, BASF MasterSeal, or NP1) is a 1-2 hour job and a typical service call cost of $350-650 for an average Brooklyn roof. It's the highest return preventive maintenance there is.

3. Walk the Roof and Look at the Surface

Surface condition tells you whether the roof has 5+ years of life or is approaching replacement. Look for:

DIY vs Hire a Pro

You can safely do yourself: clearing drains, removing leaves, photographing surface conditions, cleaning gutters. You should hire a pro for: flashing recaulk, coating application, parapet repairs, anything requiring you to walk near a roof edge without fall protection. Brooklyn flat roofs are unforgiving, and most have parapet walls only 18-24" tall, which is not a guardrail by OSHA standards. The fee for a pro service call is dramatically lower than an ER visit.
