One snapped limb in a 60 mph gust punches straight through a flat membrane. Trim any branch within 6 feet of the roof now. Yard trees are any licensed arborist's job; for city street trees, file a request with NYC Parks, but do it early, the queue gets long before storms.
Horizontal masonry takes the worst of wind driven rain. Seal cracked chimney crowns, re set any loose parapet cap stones, and point open joints. Loose cap masonry is both a leak path and a falling debris violation waiting to happen.
If you have a basement or cellar, a clogged or dead sump pump turns a roof or yard flooding event into a four figure cleanup. Test the pump, confirm the battery backup works, and clear the discharge line. Brooklyn's combined sewers back up in heavy rain, the pump is your last line of defense.
Take dated photos of the entire roof, every penetration, the flashing, and the interior ceilings of your top floor before any storm. If you have to file a wind/storm claim later, "before" photos are the difference between a paid claim and a denial for "pre existing damage" or "lack of maintenance."
